Spring Valley is an unincorporated community in Clark County, meaning it operates outside the boundaries of any city but falls within Las Vegas’s broader urban fabric. It sits about two miles west of the Strip, occupying the southwest quarter of the Las Vegas Valley across 33.4 square miles. With a population of approximately 220,000 residents and a median age of 39.2, it’s one of the larger unincorporated communities in the country, though it lacks the anonymity that size might suggest.

The land has an unusual past. Before homes went up, this area was home to the Stardust International Raceway, a racing circuit built in 1965 by the Stardust Resort and Casino. When the raceway closed in 1970, Pardee Homes purchased the land and began building what became one of the first master-planned residential communities in the Las Vegas Valley. Residents organized into a formal unincorporated town in May 1981, largely to protect their community identity and ensure fair representation for county services.
Few communities in the Las Vegas Valley offer the range of neighborhoods that Spring Valley does. Spanish Trail is the area’s most prestigious address: a guard-gated community built around a 27-hole championship golf course, with a 50,000-square-foot clubhouse, two aquatic centers, and homes that typically run between $600,000 and $1.5 million. Desert Shores is the other end of the spectrum in terms of character. Built across 642 acres in the late 1980s, it centers on four man-made lakes where residents can fish, use paddle boats, and walk the shoreline. Restaurant Row along Regatta Drive adds a dining strip to the lakefront experience. The Lakes sits between them in feel, a master-planned community built around its own central lake with established landscaping and a quiet, settled character.

Spring Valley is also home to one of Nevada’s most culturally significant corridors. Governor Kenny Guinn officially designated the three-mile stretch of Spring Mountain Road from Las Vegas Boulevard to Rainbow Boulevard as Nevada’s Chinatown in October 1999. It started with Chinatown Plaza, which opened in February 1995 as one of the first master-planned Chinatown developments in the country. The district has grown well beyond that original plaza and continues to expand as Las Vegas’s Asian community grows.

Desert Breeze Park anchors the community’s outdoor recreation. At approximately 240 acres, it’s one of the largest parks in the Clark County system and includes baseball and soccer fields, a skate park, roller hockey rinks, dog runs, and picnic areas. For residents who want urban proximity without Strip noise, Spring Valley delivers. Most of the community is within a 10- to 20-minute drive of the Strip and 15- to 25-minute drive from Harry Reid International Airport.
